Which permits does the City of Dunedin issue?

The City of Dunedin permits work inside city limits; unincorporated areas nearby, such as parts of Palm Harbor, are permitted by Pinellas County.

How to check a permit's status

  1. Without signing in: search the Dunedin Citizen Self Service portal by the permit number to see its status and inspections.
  2. Signed in with your Tyler account: the permits on your account are listed together, and you can request inspections from them.

Inspections

Dunedin takes inspection requests online only, through the Citizen Self Service portal. Inspectors are normally in the field from 9:30 a.m. to 3:30 p.m. Questions about inspections go to inspectreq@dunedin.gov.

Keeping a permit from expiring

Under the Florida Building Code (section 105.4.1), a permit becomes invalid if work doesn't start within six months of issuance, or if work stops for six months after it starts. Work counts as in progress when the permit has an approved inspection within 180 days (section 105.4.1.3). A failed or cancelled inspection doesn't reset the clock.

If the city's record shows an expiration date, that date is the one that counts. Check it after every inspection rather than counting days yourself, and ask the City of Dunedin Building Division about an extension before the date passes, not after.
